Based on similar sized houses the system could suggest what regular works and when should be done. Like cleaning gutters, checking ventilation etc. It should look up what is the law and also what is the regularity - like law states that you have to clean ventilation every x years but cleaning gutters is not mandated.

Public API for third-party tools

REST or gRPC access so accountants can sync invoices into their accounting software, or larger property management firms can pull Premisio data into their own dashboards. Token per organisation, openly documented.

Vendor and contractor directory

A list of vetted vendors per region. Manager picks one, gets a quote, assigns the job. The vendor sees their queue without needing a full Premisio account. Local plumbers, electricians, snow clearing, lift servicing… that kind of thing.

Calendar of building events

Newsfeed posts about events show up on a shared calendar. AGM, fire drill, snow clearing day, lift inspection. Residents glance at the week and know what's happening at the building.

Maintenance requests

Residents file a request against their unit. The manager triages, assigns to internal staff or an external vendor, and tracks it through Open, In Progress, Awaiting Parts, Resolved, Closed. Photos, comments, attachments. If you handle several buildings, you'll see all your open work in one place rather than per building.

Invoicing and cost allocation

Provider invoices arrive (water, heat, electricity, waste). Premisio splits them across units by meter readings or unit area, then issues the resulting line items to apartment owners or tenants. Mark paid, send reminders, see who's behind. The accounting export covers what your bookkeeper needs.

Building energy and consumption dashboard

Water, heat, and electricity readings rolled up across the whole building. Trend lines, year-over-year, outliers per unit. Useful for spotting a slow leak, comparing one heating season to another, or checking the utility's reading when it looks wrong.

Daily log photos and voice notes

Building staff record what they did each day in the work log. Add photo and voice memo support so a quick site walk turns into a documented record without typing it up later.

Direct messaging inbox

One-on-one and group threads between residents and managers. You can hide your name and apartment number if you'd rather stay anonymous. You can block anyone who isn't a building manager. The same inbox handles system-driven threads like a follow-up to a maintenance request.

Building newsfeed

A feed inside each building. The manager posts announcements and reminders, residents can post questions or coordinate among themselves. Comments, likes, pinned posts. Built to replace the WhatsApp group most buildings end up running today.
